What is the file extension of the APK? Is it .apk or something else like .aab or .xapk? I believe it has to be a .apk file for it to work.
It's an .apk file.
However, I just found out that it's not available on the google play store and it's something they built in house. It's my understanding SOTI will fail to upload these .apk files every time.
No that is not necessarily true. In house built apps can be uploaded as APKs into SOTI. The app does not need to be present on Google Play.
I would recommend (if the apk is really provided by the developers as you said), that they recreate the apk file (as Raymond said below) and validate it.
Have you successfully installed the given apk file directly (e.g. clicked in file manager the apk file manually copied to the device's /Download directory) onto your device without using MobiControl?
Is the vendor that gave you the apk file the developer of the app? If so, ask them to check or regenerate another apk for you. If they are not and just downloaded the apk maybe from some mirrored site, the apk might have been tampered with or corrupted in some way such that uploading to MobiControl failed.

If you can confirm that you can install that particular .apk file on the device, without MobiControl, would you like to make that .apk file into .pcg file using MCstudio and try to push it as a Profile to the device and test?

I have the same issue with one of my apps, and can't find any suitable solution.
We're building the app inhouse, and we have many apps uploaded to Soti with no issue.
